Mr. Friendman, are you still handling claims against Lennar Homes? Lennar Homes even breached their contract not honoring their 1 year home warranty repair. We were sick for 2 years straight becuase we had no heat during the winter months and had to purchase portable heaters. All trades people were told not honor any repair request. I filed a claim under the Md Home Guarentee Fund awaiting a hearing date because new $500,000 home is literally falling apart and I had 3 back to back home inspections within 6 months apart.

Homes are being built today with Chinese drywall, called HIP, in the walls. This is not an inexpensive material to use, but it can also make a home very attractive and durable. The problem is that in some parts of the country, it has caused injuries and deaths from people falling through the cracks in the drywall. We have lived in two different Lennar communities by chance. They are nothing above a more upright version of a manufactured home with improper sealing, HVAC systems and a whole lot more. The communities are usually in areas where there’s a tech culture.
Then we were told we had too much tape and the workers felt we were too picky. Missing a chunk of doorframe, a 6 inch section of wall not painted, cracked tiles is not being too picky. We purchased a “luxury” home from Lennar, only to receive terrible customer service from beginning to end. We were lied to multiple times, belittled, and ignored. This way, if a deadly accident occurs, or an unexpected problem arises, the company will be financially protected. If you are a Lindar client who was subjected to sub-contractor negligence, and you want to file a lawsuit, you can do so without hesitation.

List is too big that I really don't understand what to include over here and what to exclude. Even after listing all problems in warranty tickets, they aren't turning out till now. I am very much frustrated now and so finally decided I will take social media to share my feedback on Lennar Homes. The state of Florida is home to many families who have been severely injured because of the poor material used in many of their homes. What’s worse is that the warranty explicitly excludes you claiming any damages caused by any of these appliances or fixtures. The Lennar home warranty doesn’t give you many rights – including what parts of your home they can access and when they can access the home. The wording in this part of the Lennar home warranty is clear – they decide when they show up – and have full access to your home – between the hours of 8-5. The Lennar warranty is transferable to a new owner – but the binding arbitration goes with the transfer.
Lennar senior executives went silent in the summer of 2017 and ignored all warranty claims. A new home is the biggest – and least protected – investment you’ll ever make. Many people just skim the warranty portion of a new construction home because you’re told – and rightfully assume – that most everything is covered and you’ll enjoy the convenience of virtually no repairs. In fact, buying a new construction home built by Lennar provides you with very few consumer protections. They are slapped together and have major construction quality issues. Worse off, Lennar does not stand behind its poor work.
By the way, the marketing said go ahead and sue, the contract was totally in favor of Lennar. We waited all the weekend since we called OUC and they said right away that this falls on Lennar and HOA and it’s nothing to do with them. So we had to wait until Monday to contact Lennar and the HOA, and HOA said it’s nothing to do with them. And Lennar said we were out of warranty, I was so mad because my property is only 2 years and 3 months and I did not buy a property to give me trouble after two years. We then called again OUC and we probably did this like 8 times, they kept insisting it wasn’t them. The manager at the HOA sent an electrician to come over because she couldn’t stand to see us going through this. But he left after 10 min of searching and couldn’t find the box.
I was forced to close on my home yesterday with a punch list a mile long and spiders living in my home. There’s no guarantee on when punch list will be completed. Please save yourself the frustration and go with another builder. I was very close to walking away from the house yesterday.
Later on when I saw the poor quality if tge tiles, of course I had to upgrade. We didn’t think they would look so cheap and my husband was shocked. Also the washer/drier were totally different, not the front load I expected. To cut it short, she kept saying seems it looks like I’d definitely be able to have tge unit ready by the time my family got there on the 21st of December.
